A pre-purchase building and pest inspection is a thorough, independent assessment of a property carried out before you commit to buying it. Our licensed builder-inspectors, many with engineering backgrounds, examine the building to Australian Standard AS 4349.1 and check for timber pests to AS 4349.3 — covering structural defects, safety hazards, moisture problems and any evidence of termite activity in a single visit.
For most people a home is the biggest purchase they will ever make, and serious problems are rarely visible at an open-home walk-through. Cracked footings, leaking showers, roof defects and active termites can each cost tens of thousands of dollars to put right. An unbiased report gives you the full picture before contracts become unconditional.
This inspection suits anyone buying a house, townhouse or unit across Brisbane, Logan, Ipswich, the Gold Coast or Moreton Bay. Armed with our findings, you can renegotiate the price, ask the seller to fix defects, or walk away with confidence.
What's included
- Structural elements — footings, walls, framing and roof structure — checked for movement, cracking and deterioration
- Roof exterior, flashings, gutters and downpipes, with drone imaging where roof access is unsafe
- Roof void and subfloor spaces, accessed wherever safe entry is possible
- Interior walls, ceilings, floors, doors and windows checked for defects and water damage
- Wet areas (bathrooms, kitchen, laundry) moisture-tested with calibrated moisture meters
- Timber pest assessment to AS 4349.3 using Termatrac termite radar and thermal imaging cameras
- Conditions conducive to termite attack, such as drainage issues, timber-to-soil contact and moisture build-up
- The site itself — fencing, retaining walls, paths, driveways and surface drainage
- Visible safety hazards, including trip hazards, loose balustrades and cracked glazing
- A detailed photographic report with plain-English findings and practical recommendations

Frequently asked questions
How much does a pre-purchase building and pest inspection cost?
Prices start from $450 for a one-bedroom unit or apartment and increase with the size of the property — for example, a four- or five-bedroom double-storey house is from $650. The fee includes both the building and the timber pest inspection in one visit, plus the full photographic report. Call us for an exact quote for your property.
When will I receive my report?
On the same day as the inspection. We back this with a guarantee: if we miss sending you the pest inspection report on the same day, we waive the fee. That means you can meet tight contract deadlines without chasing us for paperwork.
Should I attend the inspection?
You are welcome to, and many buyers find a walk-through with the inspector at the end valuable. It is not required, though — we arrange access with the agent, and the photographic report plus a follow-up phone call cover everything we found. We are always happy to talk you through the results.
What standards is the inspection carried out to?
The building component is performed in accordance with Australian Standard AS 4349.1 and the timber pest component to AS 4349.3. Our inspectors are licensed builders, many with engineering backgrounds, and Articon holds QBCC licence 15014911 with professional indemnity and public liability insurance.
What happens if the report finds serious defects?
You have options. Under a standard contract subject to building and pest, you can renegotiate the price, require the seller to rectify the issues, or withdraw from the purchase. We explain the severity and likely implications of every defect so you can make an informed decision, and we are available to discuss the report after you receive it.
