An invasive building inspection is a deeper investigation carried out, with the owner's written consent, by opening up wall linings or accessing concealed spaces where serious defects or termite damage are suspected. Where a standard inspection is limited to what is visible and accessible, an invasive inspection physically exposes the areas in question to determine what is really there.

Standard visual inspections to AS 4349.1 sometimes end with an unavoidable caveat: significant damage is suspected behind a wall, under a floor or inside a cavity, but its extent cannot be confirmed without access. Buying, repairing or litigating on a suspicion is expensive guesswork — an invasive inspection replaces that guesswork with evidence.

This service is typically commissioned after a pre-purchase or pest inspection flags concealed termite workings, hidden moisture damage or suspected structural defects. Our licensed builder-inspectors plan the openings carefully, use borescopes to minimise disruption, and document everything found.

What does an invasive inspection cost?

Fees start from $550, reflecting the additional time, care and equipment involved compared with a standard visual inspection. The final price depends on the scope of the investigation, which we agree with you before any work begins.

Do I need the owner's permission if I'm the buyer?

Yes, always. Because the inspection involves opening up parts of the building, the property owner's written consent is required before we proceed. In a purchase scenario this is usually arranged through the agent, and sellers frequently agree — refusing access to confirm suspected damage tends to say something itself.

How much damage does the inspection cause?

As little as the investigation allows. We use Termatrac radar, thermal imaging and moisture meters to pinpoint the suspect areas first, then prefer borescope access through small holes before considering the removal of any lining. The agreed scope, including any making-good arrangements, is settled with the owner before we start.

When is an invasive inspection actually necessary?

When a standard visual inspection finds strong indicators of concealed problems — live termite readings in a wall, unexplained moisture, significant movement — but cannot determine their extent without access. If a prior report (ours or another company's) recommends further invasive investigation, this is the service that answers it.

How quickly do I receive the findings?

Your photographic report is delivered the same day as the inspection, in line with Articon's same-day reporting promise. Where laboratory confirmation or engineering referral is recommended, the report says so explicitly, with the physical findings documented immediately.
